Terms of Service

Last updated: July 2026

These Terms of Service (“Terms”) govern your use of the virtual address, mailbox, and related services (the “Services”) provided by 2727 Coworking, located at 2727 Saint-Patrick St. #109, Montréal, Quebec H3K 0A8, Canada (“Provider”, “we”, “us”, “our”), offered under the Montréal Mailbox brand. By subscribing to or using the Services, you (“Client”, “you”) agree to these Terms. The Services are intended for business use; by subscribing, you represent that you are using them for commercial or professional purposes, that you are at least 18 years old (or the age of majority in your province of residence), and that you have the legal capacity to enter into a binding contract.

1. Services and pricing

We offer the following monthly plans (Canadian dollars, before applicable taxes):

  • Mailbox — $35/month: business address for registration, mail receipt & notifications.
  • Mailbox + Scanning — $85/month: everything in Mailbox, plus scanning of your received mail (up to 15 pages per document).
  • Virtual Address — $135/month: everything in Mailbox + Scanning, plus a dedicated phone number.
  • Virtual Office — $165/month: everything in Virtual Address, plus one hour of meeting-room time per month.

Annual prepayment is available at a discount (pay for ten months, get twelve — two months free). Features, availability and prices may change; the plan and price shown at checkout apply to your subscription.

Conference-room member benefit. Every plan includes a loyalty benefit: after six (6) months of uninterrupted subscription, you may reserve our on-site conference room — to meet your own clients at your registered business address — at 50% off our standard hourly rate. This benefit may be used once per rolling six-month period (i.e., once every six months of continuous service), is subject to availability and advance reservation, has no cash value, does not accumulate if unused, and is forfeited if your subscription lapses or is cancelled.

2. Subscription and payment

No minimum term. All subscriptions are month-to-month, with no minimum commitment. You may cancel at any time through your online account or by email, effective at the end of your current paid period — there are no cancellation fees or early-termination penalties, and you may upgrade or downgrade your plan at any time. For annual (prepaid) subscriptions, we send a renewal reminder between 90 and 60 days before the renewal date.

Payment methods. Payment is made online only and is processed securely by Stripe; we do not accept cheques, cash, or money orders. By subscribing, you authorize us (through Stripe) to charge your payment method for all fees due, including recurring charges, and you agree to Stripe’s applicable terms and privacy practices.

Billing cycle. Payment is due in advance on the first day of each billing cycle, and subscriptions renew automatically until terminated. Taxes (GST/QST) are calculated and added at checkout.

Late payment. If payment is not received within 7 days of the due date, we may suspend the Services. We may also withhold the release of any mail in our possession until your account is brought fully current. Accounts more than 30 days past due may be terminated, and any physical mail in our possession may be returned to sender or disposed of at our discretion. Overdue amounts bear interest at 1.5% per month (19.56% per year) from the due date until paid in full.

3. Acceptable use

The Services are for legitimate business purposes only. You may use the address for business registration, receiving mail, and other lawful commercial activities. You agree not to use the Services for any unlawful purpose, including:

  • any illegal activity, including fraud, money laundering, or any violation of law or regulation;
  • activities that could harm our reputation or that of other clients;
  • receiving prohibited materials, controlled substances, or hazardous items;
  • using the address to evade legal obligations or deceive third parties; or
  • excessive or unreasonable use of mail services that disrupts our operations.

4. Mail handling

Receipt and notification. We receive mail on your behalf and notify you of its arrival. Mail received outside business hours is processed the next business day. You are responsible for collecting physical mail within a reasonable time.

Mail volume and authorized names. Each plan includes a monthly allowance of received mail items — 40 (Mailbox), 75 (Mailbox + Scanning), 150 (Virtual Address), 250 (Virtual Office). Additional items are billed at $0.25 each (Mailbox and Mailbox + Scanning) or $0.20 each (Virtual Address and Virtual Office). We handle standard letter mail only — items up to approximately 500 g and large-envelope size; anything larger is treated as a parcel and refused. You may register up to 3 authorized names (Mailbox), 4 (Mailbox + Scanning), or 6 (Virtual Address / Virtual Office).

Mail retention. Physical mail is retained for 6 months from receipt. After that period, uncollected mail may be returned to sender or disposed of, unless we have agreed in advance to hold it longer. Scanned mail images are retained for the duration of your subscription.

Secure shredding on request. At your request, we will securely shred and destroy specific mail items — or categories of mail — on your behalf, at no additional charge. Once shredded, an item cannot be recovered.

Scanning limits. On plans that include scanning, we scan your received mail at no additional cost, up to 15 pages per document; pages beyond 15 are $0.15 each and available for viewing upon collection. The base Mailbox plan includes a photo of every envelope but not content scanning. By subscribing to a plan that includes scanning, you authorize us to open, scan, and digitize mail addressed to the authorized names on your account. You may ask us not to open specific items or categories of mail at any time.

No packages. We do not accept packages or parcels; any package delivered to our address on your behalf will be refused. No signature. We do not sign for mail or deliveries; mail requiring a signature will be returned to the carrier. No mail forwarding. We do not forward mail — all mail must be collected in person at our location during business hours.

Mail pickup rules
  1. 1.Photo ID required. You must present a valid government-issued photo ID matching a name on your account to pick up mail.
  2. 2.Authorized names only. We only accept mail addressed to the names listed under your account. Keep your names up to date.
  3. 3.Pickup by appointment. Mail pickup must be booked ahead of time during office hours. No walk-in pickup is available.
  4. 4.Collection hours: Monday to Friday 8:00–12:00, and Saturday 9:00–11:00.
  5. 5.Timely pickup. Please pick up your mail within 6 months of notification; items held beyond 6 months may be discarded, unless we agree in advance to hold them longer.
  6. 6.No mail forwarding. All items must be picked up in person at our location.
  7. 7.No packages, and no signature mail. Only standard mail and envelopes are accepted.

Prohibited items. We will not accept mail containing illegal items, hazardous materials, perishable goods, or anything prohibited by Canada Post or applicable law, and we may refuse any mail at our sole discretion. For safety and legal-compliance reasons, we may also open, inspect, or dispose of any item we reasonably suspect to contain prohibited, hazardous, or illegal contents, on any plan, and report it to the authorities where required.

5. Phone services

Where included in your plan, you are assigned a dedicated phone number. Calls are forwarded to an external number of your choice located in Canada or the United States only. SMS and text messaging are not supported (voice calls only). You are responsible for providing and maintaining a valid forwarding number. The service is for reasonable business use; abuse (high-volume automated calling, spam, or harassment) is grounds for immediate termination.

6. Meeting room access

Where included in your plan, meeting-room access is subject to availability and must be booked in advance. Unused hours do not carry over to the following month. Additional meeting-room time may be purchased at our standard rates.

7. Third-party registrations and verifications

You are solely responsible for any registrations, verifications, or filings with third parties using our address, including business registrations (Registraire des entreprises du Québec, Corporations Canada), Google Business Profile / Google Maps and other directory listings, banks and payment processors, and any other platform.

We do not assist with, guarantee approval of, or support any third-party registration or verification. Third parties may have their own policies on virtual addresses, and we make no representation that our address will be accepted for any particular purpose. It is your responsibility to verify eligibility before subscribing.

8. Right to refuse or terminate service

We reserve the right to refuse service to any prospective client or terminate service to any existing client, with or without cause, at our sole discretion — including if you provide false information, violate these Terms, are the subject of complaints or legal/law-enforcement inquiries, create risk or liability, or fail to pay.

On termination for cause, no refund is provided. On termination without cause, we provide a pro-rata refund of any prepaid fees.

9. Client obligations

  • Provide accurate, complete information and keep it up to date.
  • Comply with all applicable laws and regulations.
  • Notify us promptly of any change in your business status or contact information.
  • On termination, notify all relevant parties of your address change and cease using our address within 30 days.

10. Termination

You may cancel your subscription at any time through your online account or by email to [email protected]; cancellation takes effect at the end of your current paid period. For annual subscriptions, we send a renewal notice between 90 and 60 days before renewal. We may terminate on 30 days’ written notice to the email on file, without prejudice to our right to terminate immediately for cause.

11. Disclaimer and limitation of liability

As is. The Services are provided on an “as is” and “as available” basis. To the fullest extent permitted by law, we make no warranties of any kind, whether express or implied, regarding the Services, including any implied warranty of fitness for a particular purpose, of uninterrupted or error-free operation, or that our address will be accepted by any third party.

Limitation. To the maximum extent permitted by law, we are not liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, data, goodwill, or business, arising from or relating to the Services. Our total aggregate liability for all claims arising from or relating to the Services shall not exceed the total fees you paid to us in the three (3) months preceding the event giving rise to the claim, which you agree is a reasonable allocation of risk given the fees charged.

Mail. We are not liable for the loss, damage, misdelivery, or delay of any mail, whether caused by postal or courier services, third parties, or us, except to the extent it is caused by our own gross or intentional fault. We do not guarantee acceptance of our address by any third party.

Mandatory exceptions. Nothing in these Terms excludes or limits our liability for bodily or moral injury, for intentional or gross fault, or for any other liability that cannot lawfully be excluded or limited under the laws of Quebec. If any limitation in this section is held unenforceable, it applies only to the fullest extent permitted by law and the remaining provisions stay in full force.

12. Indemnification

You agree to indemnify and hold harmless the Provider, its owners, employees, and agents from any claims, damages, losses, or expenses arising from your use of the Services, your violation of these Terms, or your violation of any law or third-party rights.

13. Privacy

We collect and process personal information as necessary to provide the Services, as described in our Privacy Policy. We may be required to disclose your information to law enforcement or government agencies in response to valid legal requests.

14. Modifications

We may modify these Terms and our pricing. We will communicate any change to an essential element — such as price, the nature of the Services, or the term — by email or through your online account at least 60 days before it takes effect, and you may refuse the change by cancelling your subscription, without penalty, before it takes effect. Continued use of the Services after a change takes effect constitutes acceptance.

15. Governing law

These Terms are governed by the laws of the Province of Quebec and the federal laws of Canada applicable therein, without regard to conflict-of-law principles. Any dispute is subject to the exclusive jurisdiction of the courts of Quebec, in Montréal. A French-language version of these Terms is available, and for clients in Québec the French version prevails.

16. General

Entire agreement and severability. These Terms, together with our Privacy Policy, constitute the entire agreement between you and the Provider regarding the Services and supersede all prior agreements. If any provision is held invalid, the remaining provisions remain in full force.

Force majeure. We are not liable for any delay or failure to perform caused by events beyond our reasonable control, including postal or courier disruptions, utility or internet outages, fire, flood or other natural events, labour disputes, pandemics, or acts of government.

Assignment. You may not assign or transfer your subscription or these Terms without our prior written consent. We may assign these Terms, in whole or in part, in connection with a reorganization, merger, acquisition, or sale of assets.

No waiver. Our failure to enforce any provision of these Terms is not a waiver of that provision or of our right to enforce it later.

Electronic communications. You consent to contract with us and to receive notices, agreements, and disclosures electronically, by email to the address on your account or through your online account. Electronic communications satisfy any legal requirement that such communications be in writing.
